Note where the problem shows up, stop any active leak if it's safe to, and gather whatever history you have on the roof.

How old the roof actually is, what shape the decking is in, how the flashing was cut, whether the attic truly vents, and what the last tornado outbreak did nearby together point toward repair or tear-off, not curb appeal.
3. Put the scope in writing
Spell out prep, protection for the property, materials, access, permits, testing, cleanup, and how change orders get handled.
4. Weigh proposals side by side
Check licensing and insurance, then compare the reasoning behind each bid, not just the bottom line.
5. Walk the finished job
Confirm testing, cleanup, paperwork, warranty terms, and whatever upkeep is now on you.
